how much of the land is usable?
Most of it. The lay of the land is perfect for the typical Costa Rican agriculture on the sides of the hills. The best thing here is that the slope are very soft and there are just a very few steep areas.

What is the climate like in terms of waterfall and temp.?
This property is near the Talamanca mountain range, so it rains a bit more than average. The rainy season here goes from the end of April to the beginning of December, during this time we might have some 2-3 days storms but nothing serious most of the time, with nice sunny mornings and rain during the afternoon. Temperature can be warm during the day and very nice and fresh during the evening and night. The property is at 800 meters (2400 feet) of altitude.

What is the city of san isidro like? How long does it take to get to the beach?
The city is a nice quiet town with around 80 thousand people living in the downtown and surrounding areas. The property is about 30 minutes from the city of San Isidro, which is 45 minutes from the closest beach (Dominical). In the city you will find banking, food supply (supermarkets, farmer's market, restaurants, etc), healthcare, entertainment and more).

Is it a safe community?
Like every other town in this area it is mostly safe. It is not recommended in any community to leave your house unattended for several days.

does it have hot water, telephone, elect. ?
Water form spring in the property and from another spring in the neighbor's property. Power is connected and solar energy is working properly. The actual owner has wireless internet from the our main provider. She has 1MB download speed for about $25 dollars a month.

What kind of possible owner financing are we talking about and what about the title? I don't know much about costa rica or the laws but these are things that i feel one should ask.
The owner is more into listening for offers, cash or including financing. Title will be transfer when the total price is paid or before if a mortgage has been constituted. In Costa Rica foreigners can buy property on their names because everyone in the country has the same rights for owning property as the locals. Some use a corporation to own property as it wont be on their names.

could you raise talapia to sell and if so where would you sell it?
Tilapia is raised on the property right now. There is more space if you want to increase production. The local market for tilapia is not so big, but with the right counseling you could sell this in San José or other provinces.
